What Is a Bird Dog?
A bird dog is someone who identifies properties that match a specific buyer's criteria and submits them for review. You do not need a license, capital, or prior real estate experience.
Your job is to find properties that fit our co-living buy box in the Atlanta metro, submit the details, and earn a referral fee when we close. It is one of the simplest ways to start generating income in real estate while learning how deals actually work from the inside.

Every property you submit gets reviewed and you will always receive a response. If it fits our buy box and we acquire it, you earn a referral fee at closing. The more you submit, the more opportunities you create. There is no cap on how many properties you can submit and no limit on what you can earn.

Submit the Property
Fill out our submission form with the property details. The form is built to qualify your submission instantly. If the property does not fit the co-living buy box, you will be redirected to submit a JV deal instead.

Earn at Closing
If we acquire the property, you earn a referral fee at closing. No chasing, no negotiating. You find it, we close it, you get paid.
OUR CRITERIA
Exactly What We Are Looking For
Property Type
Small multifamily (2-4 units preferred).
Single family homes able to be converted for co-living use.
Location Requirements
Within one mile of a bus stop, near major employers, and must have room for parking. Atlanta metro only.
Minimum Size
2,100 sq ft minimum across all levels.
3 bed and 2 bath minimum. More beds, baths, and square footage is always better.
Purchase Price Range
Small multifamily (2-4 units): $200k to $350k. Single family: $125k to $260k. Properties outside this range are unlikely to fit our model.
Financing
Cash deals preferred. Creative financing considered. Properties requiring conventional financing do not fit our model.
Neighborhood Standards
B and C-class neighborhoods only. No declining or high-crime areas. No HOA. Must have operational utility systems.

Answer a series of questions about the property
If the property meets our Atlanta co-living buy box criteria, your submission moves forward for review
If the property does not meet the criteria, you will be automatically redirected to submit a JV deal instead
This keeps the process fast and makes sure every submission goes to the right place
What to Expect After You Submit
Response time depends on where the deal stands with the seller.
Property with an LOI or already under contract: we respond within 24 hours
Property still in early discussion or negotiation with the seller: we respond within 48 to 72 hours
Every submission gets a real response with specific feedback
If it does not fit, we tell you exactly why so your next submission is closer to the mark
