What We Buy
Our primary focus is co-living properties in the Atlanta metro, small multifamily (2-4 units) preferred. Single family homes able to be converted for co-living, 2,100 total sq ft, 3 bed and 2 bath minimum, B and C-class neighborhoods, within one mile of a bus stop, no HOA. Purchase price range: small multifamily $200k to $350k, single family $125k to $260k. We also review fix-and-flip deals in Atlanta, Savannah, and North Dakota. If a deal does not fit what we are buying directly, we will match it to the right buyer in our network.

THE PROCESS
Two Ways We Can Work Together
Whether you have a clean assignment or a deal that needs creative structuring, we have a clear process for both.
We're Your Cash Buyer.
You have a deal under contract. Here is exactly what happens next.
1. Submit Your Deal: Send us the property details, your asking price, current contract status, and any seller contact information.
2. We Review Within 24 Hours: You get a real answer, not a runaround. If it fits, we move. If it does not, we tell you exactly why and whether it is a match for our buyer network.
3. We Go Under Contract: We agree on price and terms in writing. No surprises at the table. Your fee is protected from day one.
4. Inspections and Due Diligence: We complete our inspections within the agreed inspection period. You stay informed throughout. No ghosting, no last-minute renegotiations without cause.
5. We Open Escrow and Deposit EMD: Once we complete inspections, we open escrow and deposit earnest money. The deal is moving.
6. Title Work and Close: Our TC team manages the file from contract to close. Title work runs concurrently. We close on time. Your fee is paid at closing.

Not every deal fits a straight cash close. If your deal needs creative financing or a buyer who can think outside the box, here is how we work together.
1. Submit the Deal: Send us the details. Tell us what the seller needs, what the challenge is, and what you have already tried. The more context you give us, the faster we can build a path forward.
2. We Evaluate the Structure: We look at the deal from every angle: subject-to, seller finance, novation, lease option, and other creative structures. We tell you within 24 hours whether there is a viable path and what it looks like.
3. We Structure It Together: If we move forward, we agree on the structure, the terms, and your compensation in writing before anything is executed. You know exactly what you are getting and when.
4. We Execute or We Help You Place It: If the structure works for us, we take the deal. If it is outside what we are buying but is still a strong opportunity, we work with you to place it with the right buyer in our network, so the deal gets closed and you get paid.
